# Condition Details
1 (1) The development shall be begun not later than the expiration of THREE YEARS from the date of this permission. REASON: Required to be imposed pursuant to Section 91 of the Town and Country Planning Act 1990.
2 (2) The development hereby permitted shall be carried out in accordance with the following approved plans: TV085S01 received by the Local Planning Authority on 12.07.2011 Landscape proposals received by the Local Planning Authority on 30.06.2011 TV085S02 received by the Local Planning Authority on 12.07.2011 REASON: For the avoidance of doubt.
3 (3) Prior to the commencement of the development hereby approved details of the boundary walls, fences and archways shall be submitted to and agreed in writing with the Local Planning Authority. The boundary treatments and archway shall be implemented in accordance with the approved details and retained for the lifetime of the development. REASON: In the interests of visual and residential amenity.
4 INFORMATIVE NOTE: The application site is on/close to land that has been identified as having a history of potential contamination. It is not considered that the development proposed will give rise to 'significant risk' to health or pollution of controlled waters. It is recommended, however, that the attention of the applicant be drawn to the risk of contaminants in, on or under the site.
5 REASON FOR DECISION: It is considered that the proposed development will not cause significant harm to the amenities of local residents or adversely affect the character and appearance of the area. The application does not raise any issues in respect of crime prevention or highway safety. The proposal accords with the Council's adopted Development Plan and Supplementary Planning Guidance.
6 NOTE: The following development plan policies were relevant to this decision:- Local Development Framework Policy CS20, DP2, DP3.
