3 NOTE: The following development plan policies were relevant to this decision:- Local Development Framework Policy CS20, DP2, DP3 and CS18.
4 REASON FOR DECISION: It is considered that the proposed development will not cause significant harm to the amenities of local residents or adversely affect the character and appearance of the commercial area. The application does not raise any issues in respect of crime prevention or highway safety. The proposal accords with the Council's adopted Development Plan and Supplementary Planning Guidance.
