| 1 | (1) The development shall be begun not later than the expiration of THREE YEARS from the date of this permission. REASON: Required to be imposed pursuant to Section 91 of the Town and Country Planning Act 1990. |
| 2 | (2) The development hereby approved shall be converted in accordance with the submitted plan(s) Plan No. DRG No.3 received by the Local Planning Authority on 10th June 2011 unless first agreed in writing with the Local Planning Authority. REASON: For the avoidance of doubt. |
| 3 | (3) Prior to the use hereby approved being brought into use a scheme for the effective control of fumes and odours from the premises shall be submitted to and agreed in writing by the Local Planning Authority. The scheme approved shall be implemented prior to the use commencing and thereafter retained at all times. REASON: In the interest of residential amenities of the area. |
| 4 | REASON FOR DECISION: The proposed change of use is considered to be acceptable in this location by virtue of the fact that it would not have an adverse affect on the character or amenity of the area. The proposal does not raise any issues in respect of highway safety or crime prevention. The proposal therefore accords with the council’s adopted Development Plan. |

| 6 | INFORMATIVE NOTE: The applicant should be advised that any installations of plant, machinery or extract ventilation (including any fans) should be checked for potential levels of noise emanating from the premises. Any noise emitted from new units should not contribute any more than 3dB(A) to existing background noise levels, when measured at a distance of 1 meter from the façade of any adjacent dwelling, and when calculated as an Leq(A) of 10 minutes. INFORMATIVE NOTE: Notwithstanding any approved details made under planning provisions, should any noise, odour or other nuisance occur then action may be taken under statutory nuisance provisions. |
