# Condition Details
1 (1) The development shall not be begun later than the expiration of THREE YEARS from the date of this permission. REASON: Required to be imposed pursuant to section 18 of the Planning (Listed Buildings and Conservation Areas) Act 1990.
2 (2) The buildings shall not be demolished before a) a contract for the carrying out of works of redevelopment of the site has been made; and b) planning permission has been granted for the redevelopment for which the contract provides. REASON: In the interests of Guisborough Conservation Area.
3 NOTE: The following development plan policies were relevant to this decision:- Local Development Framework Policy CS1, CS2, CS7, CS25 and DP9.
4 REASON FOR DECISION: The proposed development due to the buildings current condition and due to the size, design and location of the replacement building would be unlikely to create conditions that are prejudicial to the character and appearance of the area or to the Conservation Area. It is considered therefore that the development meets the aims of Policies CS1, CS2, CS7, CS20, CS25 and DP9 of the Redcar and Cleveland Local Development Framework.
5 Informative Note: The applicant is reminded that it is the responsibility of anybody carrying out building work to ensure mud, debris or deleterious material is not deposited from the site onto the public highway and, if it is, it shall be cleared by that person.
