1 It is considered that the proposed change of use by virtue of its hot food takeaway use would have a detrimental impact on the town centre of Redcar and where in the number of hot food takeaways exceed the 5% threshold set by the Interim Hot Food Takeaway Policy. As such the proposal is contrary to Policies CS5, CS18, DP2, DP3 of the Redcar and Cleveland Local Development Framework; 'saved' Policy SH7 of the Redcar and Cleveland Local Plan 1999 and the Interim Hot Food Takeaway Policy.
2 NOTE: The following development plan policies were relevant to this decision:- Local Development Framework Policy CS1, CS2, CS5, CS18, CS20, DP2, DP3 and the Interim Hot Food Takeaway Policy. Redcar and Cleveland Local Plan Saved Policy SH7.
