# Condition Details
1 (1) The development shall be begun not later than the expiration of THREE YEARS from the date of this permission. REASON: Required to be imposed pursuant to Section 91 of the Town and Country Planning Act 1990.
2 (2) The development hereby permitted shall be carried out in accordance with the following approved plans: Proposed site layout received by the Local Planning Authority on 01.08.2011. REASON: For the avoidance of doubt.
3 (3) This permission provides for the addition of one shed / greenhouse per plot as shown on the submitted plan dated 01.08.2011. No structure constructed under this permission shall exceed 4m in length, 2.5m in width or 2m in height. No additional buildings shall be erected on any plot without the approval of the Local Planning Authority to whom a planning application must be made. REASON: To protect the amenity of adjoining residential properties and the character of the surrounding area.
4 (4) All sheds and greenhouses approved and constructed under this permission shall be sited a minimum of 1 metre from the boundary of the allotment plot and the adjoining residential boundaries and structures shall incorporate pitched roofs only. REASON: To comply with the terms of the application and to minimise the risk from crime and anti-social behaviour.
5 REASON FOR DECISION: It is considered that the greenhouses and sheds will not cause significant harm to the amenities of local residents or adversely affect the character and appearance of the area. The application does not raise any issues in respect of highway safety. The proposal accords with policies CS20, DP2 and DP3 of the Local Development Framework (2007).
