1 The proposed development due to its size, design and layout would be detrimental to the character and appearance of the surrounding area, dominate and result in loss of privacy by way of overlooking of the adjacent property. The proposal is therefore contrary to the aims of Policies CS1, CS2, CS3, CS20, DP2 and DP3 of the Redcar and Cleveland Local Development Framework.
