# Condition Details
1 The application site is located within the curtilage of an existing care home within a primarily residential area. The Local Planning Authority consider the proposals to be an overdevelopment of a restricted site resulting in a building excessive size which is overbearing, has a poor relationship to the adjoining properties and results in a form of development which is out of character with its surroundings. The development is therefore considered contrary to policy CS20 (Promoting Good Design) of the adopted Redcar and Cleveland Core Strategy July 2007 and policy DP2 (Location of Development) and DP3 (Sustainable Design) of the Development Polices DPD July 2007.
