1 (1) The development shall not be begun later than the expiration of THREE YEARS from the date of this permission. REASON: Required to be imposed pursuant to Section 91 of the Town and Country Planning Act 1990
2 (2) The development hereby permitted shall be carried out in accordance with the following approved plans: 4.3 Rev D received by the Local Planning Authority on 06.04.2011 REASON: For the avoidance of doubt.
3 REASON FOR DECISION: The proposed development is considered to be appropriate within this existing commercial centre. It would not have an adverse impact on the character and amenity of the Conservation Area. The application does not raise any issues in respect of crime prevention or adversely affect highway safety. The proposal accords with the Council’s adopted Development Plan.
4 NOTE: The following development plan policies were relevant to this decision:- Local Development Framework Policy CS20, DP2, DP3, CS18, CS7, DP9 and Guisborough Conservation Area Appraisal.
