# Condition Details
1 (1) The Local Planning Authority considers that the proposed vehicular access to the development from the adjoining highway (Stokesley Road) is positioned in a location, and is of a design, that creates conditions prejudicial to highway safety contrary to policy CS1 (e) of the adopted Core Strategy July 2007 and DP3 (k) of the Development Policies DPD July 2007.
2 (2) The Local Planning Authority considers that the proposed development will result in the permanent and unacceptable loss of existing hedgerows on the site adversely impacting the appearance and character of the area and impacting on biodiversity interests contrary to policy CS1(f) CS24 of the adopted Core Strategy July 2007 and DP2 DP3 of the Development Polices DPD July 2007.
3 (3) The Local Planning Authority considers that the proposed development will have an adverse impact on protected species on the site, namely bats and their roosts, contrary to policy CS24 of the adopted Core Strategy July 2007 and DP3 of the Development Polices DPD July 2007.
4 (4) The proposed development is located on a site and within an area of Guisborough which it is considered is not adequately served by foul water disposal drainage infrastructure. The proposed development will contribute to the further burdening of the existing system increasing the risk of pollution events local to the site and further away on the drainage system creating conditions prejudicial to amenity contrary to policy DP2 DP3 DP6 of the Development Polices DPD July 2007
