(1) The development shall not be begun later than the expiration of THREE YEARS from the date of this permission. REASON: Required to be imposed pursuant to Section 91 of the Town and Country Planning Act 1990.
(2) The external elevations of the extension(s) hereby approved shall be built in materials to match in type, style and colour the external elevations of the existing dwelling/building. REASON: To ensure a satisfactory form of development.
(3) Prior to occupation of the extension hereby approved the proposed window in the east elevation (bedroom 4) shall be obscure glazed and thereafter retained as such at all times. REASON: To prevent overlooking of neighbouring properties.
(4) Full details of the ‘Juliet’ balconies hereby approved shall be submitted to the Local Planning Authority for approval in writing prior to their installation. REASON: The applicant has advised that the design shown on the plans may be subject to change.
(5) Full details of the proposed solar panels to be installed on the rear roof slope shall be submitted to the local Planning Authority for approval in writing prior to their installation. REASON: The details have not been included in the documentation submitted.
REASON FOR DECISION: The development due to its size, design and location would respect the existing appearance of the dwelling and the proportions of the building would remain acceptable. The development would not compromise the character or appearance of the area. Further, the living conditions of adjacent residential occupiers would not be materially affected. There is ample space for car parking at this site and as such the development is unlikely to create conditions prejudicial to neither highway safety nor the use of the private access road. The dwelling would be no more vulnerable to crime than is currently the case. It is considered therefore that the development meets the aims of Policies CS1, CS2, CS7, CS20, DP2 and DP3 of the Redcar and Cleveland Local Development Framework.
NOTE: The following development plan policies were relevant to this decision:- Local Development Framework Policy CS1, CS2, CS7, CS20, DP2 & DP3 and Residential Extensions and Alterations Supplementary Planning Document.
