1 (1) The building hereby permitted shall be removed and the land restored to its former condition on or before ten years from the grant of planning permission in accordance with a scheme of work submitted to and approved by the Local Planning Authority unless the prior consent of the Local Planning Authority has been obtained for an extension to the period of validity. REASON: The development is such that it would not be approved on a permanent basis in this location.
2 REASON FOR DECISION: The proposed development is considered to be appropriate within this existing commercial centre. It would not have an adverse impact on the character and amenity of the area. The application does not raise any issues in respect of crime prevention or adversely affect highway safety. The proposal accords with the Council's adopted Development Plan.
