1 (2) The proposed development would cause harm to the protected Beech tree and would be contrary to the policies contained in the Council's adopted Development Plan.
2 NOTE: The following development plan policies were relevant to this decision:- Local Development Framework Policy CS20, CS25, DP2 and DP3.
3 (1) It is considered that the proposed conversion and extension of the existing garage by virtue of its size and siting would be detrimental to the amenities of neighbouring properties and would result in a loss of privacy and would be an over development of the site. As such the proposal is contrary to Policies CS20, DP2 and DP3 of the Council’s adopted Development Plan.
