(1) The development shall not be begun later than the expiration of THREE YEARS from the date of this permission. REASON: Required to be imposed pursuant to Section 91 of the Town and Country Planning Act 1990.
(2) The development hereby permitted shall be carried out in accordance with the following approved plans: Location Plan scale 1:1250, Location Site Plan scale 1:500, drawings Contract No’s: 1 – 6, and Roof Plan scale 1:100. REASON: For the avoidance of doubt.
INFORMATIVE NOTE: The application site is on/close to land that has been identified as having a history of potential contamination. It is not considered that the development proposed will give rise to 'significant risk' to health or pollution of controlled waters. It is recommended, however, that the attention of the applicant be drawn to the risk of contaminants in, on or under the site. Specific attention should be given to the protection of construction workers and proper Personal Protective Equipment (1) should be provided. The warehouse must not be used for any other purpose other than the storage of car parts. Should the warehouse be changed into office use then it will be necessary for a contamination risk assessment to be carried due to an introduction of a sensitive receptor (Humans) and to ensure it is safe for use
INFORMATIVE NOTE: The applicant is reminded that it is the responsibility of anybody carrying out building work to ensure mud, debris or deleterious material is not deposited from the site onto the public highway and, if it is, it shall be cleared by that person.
INFORMATIVE NOTE: At no point during the works is the adopted highway that runs along the sites boundary to be blocked or obstructed without prior agreement of the highway authority.
INFORMATIVE NOTE: It is recommended that the applicant considers using flood resistance measures within the building, for example solid floors and raising electrical sockets up, to enable the building to be functional in extreme events, such as the 1 in 1000 year floor event.
NOTE: The following development plan policies were relevant to this decision:- Local Development Framework Policy CS9, CS20, DP1,DP2, DP3 and DP7.
REASON FOR DECISION: The site is within an area identified for industrial/warehousing purposes. The design and siting of the development takes account of the principles set out in the Council’s supplementary planning guidance. The proposal therefore accords with the Council’s adopted Development Plan.
