As this is a householder application, in the event of an appeal against a refusal of planning permission, which is to be dealt with on the basis of written representations, any representations made about this application will be sent to the Secretary of State, and there will be no further opportunity to comment at appeal stage.

| 4 | (4) Notwithstanding the provisions of the Town and Country Planning (General Permitted Development) Order, 1995, (or any Order revoking or re-enacting that Order) no enlargement or alteration of the converted garage/workshop subject of this permission shall be carried out without the express planning permission of the Local Planning Authority. REASON: To safeguard the setting of Number 27 Yearby Road a Grade II Listed Building, and to safeguard the character and appearance of the Yearby Conservation and Article Four Direction Areas. |
| 5 | REASON FOR DECISION: It is considered that the proposed development will not cause significant harm to the amenities of local residents or adversely affect the character and appearance of the area. The application does not raise any issues in respect of crime prevention or highway safety. The proposal accords with the Council's adopted Development Plan and Supplementary Planning Guidance. |
