| 2 | (3) Within twelve months of the date of commencement of construction of the extensions hereby approved an Odour Management Plan (OMP) shall be submitted to the Local Planning Authority setting out the following information: a. An options appraisal of odour abatement and filtration equipment available, to mitigate odour associated with the new production lines as well as the existing production lines. b. The details and position of those existing lines which already have odour abatement measures installed. c. Details of the filtration and extraction equipment selected for installation on new lines and those lines with no abatement measures. d. Evidence that the chosen equipment demonstrates best practicable means (it is recognised that a combination of odour equipment technology may be required). e. A report of trials on the existing kettle number one and fryer number one to demonstrate that the chosen technology is effective in mitigating odour emissions. f. The methodology to demonstrate that the increased capacity will not intensify the current levels of odour being emitted from the factory. g. Fume emission and flue outlet/extraction points and locations. h. Evidence to demonstrate the extent of the odour footprint around the development. i. The steps that the applicant will take to demonstrate over the long-term that the chosen abatement and filtration systems accord with the details approved and remain at that level or improve. REASON: In the interest of neighbourhood amenities of the area. |
| 3 | (4) No new cooking equipment shall be brought into use unless the scheme for new cooking equipment odour abatement set out in the approved Odour Management Plan (OMP) is installed to the manufacturers’ specifications, used and thereafter maintained in accordance the manufacturers’ specifications. Odour abatement measures to existing lines as set out in the OMP as approved under Condition 3 are to be installed to the manufacturers’ specifications, used and thereafter maintained in accordance the manufacturers’ specifications within 24 months of the date of approval of the OMP or such extended time as may be agreed in writing with the Local Planning Authority. After the approval of the OMP and associated abatement measures the premises shall operate in accordance with the details set out in the OMP and no abatement equipment shall be removed or otherwise altered unless written permission of the Local Planning Authority has been first obtained. REASON: In the interest of neighbourhood amenities of the area. |
| 4 | (5) Any installations of plant, machinery, or extract ventilation (including any fans), should be checked for potential levels of noise emanating from the premises before the development commences. Any noise emitted from the new units should not contribute any more than 3 dB(A) to existing background noise levels, when measured at a distance of 1 meter from the façade of any adjacent dwelling, and when calculated as an Leq(A) of 10 minutes.
