The site is located on an area of open land but this does not benefit from any special protection in terms of local planning policy, the development is therefore considered an appropriate development on a site which would not prejudice open space policy for the area. The design of the development is considered acceptable and there will be no undue impact on the nearest residential properties. The development will no adversely affect the ecology of the area or unacceptable impact on exiting trees adjacent to the site.
