# Condition Details
1 (1) The development shall not be begun later than the expiration of THREE YEARS from the date of this permission. REASON: Required to be imposed pursuant to Section 91 of the Town and Country Planning Act 1990.
2 (2) Prior to any demolition works commencing on site, a joint condition survey with the applicant, their contractor and the Highway Authority should be undertaken of the surrounding roads. REASON: In the interest of highway safety.
3 (3) Prior to the commencement of development a scheme for preventing the deposition of mud/debris on the highway shall be submitted to and approved in writing by the Local Planning Authority. The approved scheme shall be implemented in its entirety and adhered to for the lifetime of the construction period. REASON: In the interests of highway safety.
4 (4) At no point during the works is the adopted highway that runs along the sites boundaries, in particular Normanby Road and King Street, to be blocked or obstructed without prior agreement of the highway authority. REASON: In the interest of highway safety.
5 (5) The working hours for all activities on this site are limited to between 08:00 and 18:00 Mondays to Friday and 08:00 to 13:00 Saturdays and not at all on a Sunday or Bank Holidays. REASON: In the interest of neighbour amenity.
6 (6) Emissions of dust shall be minimised from demolition and construction site by suitable means and any equipment or vehicles used on the site shall be fitted with adequate dust suppression equipment or cleaned accordingly. REASON: In the interests of residential amenity.
7 (7) No burning of any waste material should take place on site during demolition or construction. REASON: In the interests of residential amenity.
8 NOTE: The following development plan policies were relevant to this decision:- Local Development Framework Policy CS16, CS20, DP2, DP3 and CM2a.
9 REASON FOR DECISION: It is considered that the proposed development will not cause significant harm to the amenities of local residents or adversely affect the character and appearance of the area.
