(1) The development shall not be begun later than the expiration of THREE YEARS from the date of this permission. REASON: Required to be imposed pursuant to Section 91 of the Town and Country Planning Act 1990.
(2) The external elevations of the extension(s) hereby approved shall be built in materials to match in type, style and colour the external elevations of the existing dwelling/building. REASON: To ensure a satisfactory form of development.
REASON FOR DECISION: The proposed garage due to its location, siting and design would not create conditions that would be prejudicial to the character or appearance of the area, residential amenity, the trees covered by a Tree Preservation Order, highway safety or crime prevention. The proposal therefore accords with the aims of Policies CS20, DP2 and DP3 of the Redcar and Cleveland Local Development Framework.
NOTE: The following development plan policies were relevant to this decision:- Local Development Framework Policy CS20, DP2 and DP3.
INFORMATIVE: The applicant is reminded that it is the responsibility of anybody carrying out building work to ensure mud, debris or deleterious material is not deposited from the site onto the public highway and, if it is, it shall be cleared by that person. This approval relates only to the proposed garage. Where areas of hard standing to the front of the property are proposed and those areas exceed 5 square metres planning permission would be required unless those areas are constructed in porous materials.
