| 2 | (2) The development hereby permitted shall be carried out in accordance with the following approved plans: Drawing No. PP/01 as received by the Local Planning Authority on 27th July 2010 REASON: For the avoidance of doubt. |
| 3 | (3) All vehicular areas are to be bound, (the use of permeable surfacing is recommended), surfaced and sustainably drained in accordance with a scheme that has first been agreed in writing with the local planning authority. The fall of the new vehicular crossing should not discharge any water onto the adjacent adopted highway but drain within curtilage. REASON: To prevent flooding and in the interest of highway safety. |
| 4 | INFORMATIVE: The applicant should contact the relevant Neighbourhood Manager, Julian Feakes on 01642 776921 to discuss the provision and construction of the vehicular crossing. |

| 6 | REASON FOR DECISION: It is considered that the proposed development will not cause significant harm to the amenities of local residents or adversely affect the character and appearance of the area. The application does not raise any issues in respect of crime prevention or highway safety. The proposal accords with the Council's adopted Development Plan and Supplementary Planning Guidance. |
