# Condition Details
1 (1) The development shall not be begun later than the expiration of THREE YEARS from the date of this permission. REASON: Required to be imposed pursuant to Section 91 of the Town and Country Planning Act 1990.
2 (2) The development hereby permitted shall be carried out in accordance with the following approved plans: P-01 - Received 24th June, 2010. P-19, P-20, P-21, P-22, P-23, P-24, P-25, P-26, P-27, P-28, P-29, P-31, P-32, P-33, P-34, P-35 - all received 9th June, 2010. REASON: For the avoidance of doubt.
3 (3) The working hours for all construction activities on this site are limited to between 08:00 and 18:00 Mondays to Friday and 08:00 to 13:00 Saturdays and not at all on a Sunday or Bank Holidays. REASON: In the interest of neighbour amenity
4 (4) Before the development commences details shall be submitted and approved in writing of proposals to provide secure cycle parking, with in curtilage, for a minimum of 6 cycles. REASON: To provide adequate cycle provision.
5 Informative Note: The applicant is reminded that it is the responsibility of anybody carrying out building work to ensure mud, debris or deleterious material is not deposited from the site onto the public highway and, if it is, it shall be cleared by that person.
6 Informative Note: At no point should the adopted highway be blocked up with out the prior consent of the Councils Highways Maintenance section.
7 Informative Note: The applicant is to contact the Council’s Naming & Numbering Officer, Sandra Beaty on 01287 612538, to make arrangements for the correct postal address for the development prior to commencement of any works.
8 REASON FOR DECISION: The proposed change of use is considered to be acceptable in this location by virtue of the fact that it would not have an adverse affect on the character or amenity of the area. The proposal does not raise any issues in respect of highway safety or crime prevention. The proposal therefore accords with the Council’s adopted Development Plan.
9 NOTE: The following development plan policies were relevant to this decision:- Local Development Framework Policies CS20, CS25, DP2, DP3 and DP9 and Local Plan saved policy H11.
