# Condition Details
1 (1) The development shall not be begun later than the expiration of THREE YEARS from the date of this permission. REASON: Required to be imposed pursuant to Section 91 of the Town and Country Planning Act 1990.
2 (2) The development hereby permitted shall be carried out in accordance with the following approved plans: Proposed Plans and Elevations – received 10th May, 2010. Proposed Site Plan – received 10th may, 2010. REASON: For the avoidance of doubt.
3 (3) The external elevations of the garage hereby approved shall be built in materials to match in type, style and colour the external elevations of the existing dwelling/building. REASON: To ensure a satisfactory form of development
4 (4) The gates shall not open out over the adopted highway. REASON: In the interests of pedestrian and highway safety.
5 INFORMATIVE NOTE: The applicant is reminded that it is the responsibility of anybody carrying out building work to ensure mud, debris or deleterious material is not deposited from the site onto the public highway and, if it is, it shall be cleared by that person.
6 INFORMATIVE NOTE: All vehicular areas are to be bound; the use of permeable surfacing is recommended, surfaced and sustainably drained to the satisfaction of the local planning authority. The fall of the new driveway should not discharge any water onto the adjacent adopted highway but drain within curtilage.
7 INFORMATIVE NOTE: At no point should the adopted highway be blocked up with out the prior consent of the Councils Highways Maintenance section.
8 NOTE: The following development plan policies were relevant to this decision:- Local Development Framework Policy CS20, DP2, DP3 and Residential Extensions and Alterations Supplementary Planning Document.
9 REASON FOR DECISION: It is considered that the proposed development will not cause significant harm to the amenities of local residents or adversely affect the character and appearance of the area. The application does not raise any issues in respect of crime prevention or highway safety. The proposal accords with the Council’s adopted Development Plan and Supplementary Planning Guidance.
