Conditions table
# Condition Details
(1) The development shall not be begun later than the expiration of THREE YEARS from the date of this permission. REASON: Required to be imposed pursuant to Section 91 of the Town and Country Planning Act 1990.
(2) The development hereby permitted shall be carried out in accordance with the following approved plans: Block Plan (Scale 1:500), Proposed Elevations (Drawing No: 3 of 4), Proposed Plan Views (Drawing No: 4 of 4). REASON: For the avoidance of doubt.
(3) All vehicular areas are to be bound, (the use of permeable surfacing is recommended), surfaced and sustainably drained to the satisfaction of the local planning authority. The fall of the new driveway should not discharge any water onto the adjacent adopted highway but drain within curtilage. REASON: In the interests of highways safety.
INFORMATIVE NOTE: If the permanent vehicular crossing accessing the driveway is to be extended in width, please contact the Highway Maintenance section on 01287 612590 to discuss this matter prior to any works being undertaken.
INFORMATIVE NOTE: The applicant is reminded that it is the responsibility of anybody carrying out building work to ensure mud, debris or deleterious material is not deposited from the site onto the public highway and, if it is, it shall be cleared by that person.
INFORMATIVE NOTE: The application site is on/close to land that has been identified as having a history of potential contamination. It is not considered that the development proposed will give rise to 'significant risk' to health or pollution of controlled waters. It is recommended, however, that the attention of the applicant be drawn to the risk of contaminants in, on or under the site. Your attention is also drawn to the fact that due to the proposed demolition of the garage, and the made ground this will produce, it may be advisable to carry out a ground gas assessment.
REASON FOR DECISION: It is considered that the proposed development will not cause significant harm to the amenities of local residents or adversely affect the character and appearance of the area. The application does not raise any issues in respect of crime prevention or highway safety. The proposal accords with the Council's adopted Development Plan and Supplementary Planning Guidance.
NOTE: The following development plan policies were relevant to this decision:- Local Development Framework Policy CS20, DP2, DP3 and Residential Extensions and Alterations Supplementary Planning Document.
