| 5 | (5) Prior to first occupation of the building hereby approved details of a secure cycle store for a minimum of 6 cycles shall be submitted to, and approved in writing by the Local Planning Authority. The details approved shall thereafter be retained unless first agreed in writing with the Local Planning Authority. REASON: To ensure a satisfactory form of development. |
| 6 | Informative Note: At no point should the adopted highway be blocked up with out the prior consent of the Councils Highways Maintenance section. |
| 7 | Informative Note: The applicant is reminded that there are residences in the vicinity and deliveries to the store should be restricted to more sociable hours as to avoid any unwanted nuisance or noise complaints. It is suggested that deliveries in the form of HGVs should occur no more than one hour before the store opens and no more than one hour after the store closes. |
| 8 | REASON FOR DECISION: It is considered that the proposed development will not cause significant harm to the amenities of local residents or adversely affect the character and appearance of the area. The application does not raise any issues in respect of crime prevention or adversely affect highway safety. The proposed development will preserve the character and appearance of the Conservation Area. The proposal accords with the Council’s adopted Development Plan. |

Any noise emitted from the new units should not contribute any more than 3dB(A) to existing background noise levels when measured at a distance of 1 metre from the façade of any adjacent dwelling and when calculated as an Leq(A) of 10 minutes. |
