| 1 | (1) The development shall not be begun later than the expiration of THREE YEARS from the date of this permission. REASON: Required to be imposed pursuant to Section 91 of the Town and Country Planning Act 1990. |
| 2 | (2) Notwithstanding the details shown on the plans submitted with the application revised details shall be submitted to and agreed in writing with the Local Planning Authority, prior to the installation of the portakabins on site, showing the parking arrangements for the portakabins. The details provided shall show the location of the spaces (in relation to existing trees, buildings and parking spaces), number of spaces and the materials to be used for the parking area. The parking spaces shall be provided in accordance with the details agreed and be made available for use prior to the portakabins being brought into use and thereafter retained for parking purposes. REASON: In the interest of highways safety. |
| 3 | (3) The buildings hereby permitted shall be removed and the land (including the parking area) restored to its former condition on or before 1 October 2012 in accordance with a scheme of work submitted to and approved by the Local Planning Authority unless the prior consent of the Local Planning Authority has been obtained for an extension to the period of validity. REASON: The development is such that it would not be approved on a permanent basis in this location. |
| 4 | (4) Prior to the commencement of development, details of the methods to be used to protect the existing trees on the site from construction work, shall be submitted to and approved in writing by the Local Planning Authority. Such measures shall be implemented before the development commences and maintained throughout construction until completion of the development. REASON: To ensure that the trees to be remained on the site are protected from vehicles and construction work. |
| 5 | REASON FOR DECISION: It is considered that the proposed development will not cause significant harm to the amenities of local residents or adversely affect the character and appearance of the Conservation Area. The application does not raise any issues in respect of crime prevention. The proposal accords with the Council's adopted Development Plan and Supplementary Planning Guidance. |
