# Condition Details
1 The proposed development, by virtue of its proposed siting, would require the removal of 3 mature Oak trees and 1 Sycamore tree, the loss of which would be detrimental to the character and appearance of this group of TPO trees and the wider streetscene of The Grove, Hutton Lane and The Avenue. The proposal would therefore contrary to policies CS20 and DP3 of the adopted development plan 2007.
2 NOTE: The following development plan policies were relevant to this decision:- Local Development Framework Policy CS1, CS2, CS20, DP1, DP2 and DP3.
