# Condition Details
1 REASON FOR DECISION: It is considered the proposed development would create an incongruous feature which would prove detrimental to the character and appearance of the Loftus Conservation Area and that the incremental increase of such shop fronts will cumulatively lead to a progressive decline in the character and appearance of the Loftus Conservation Area; as such the proposal is contrary to the aims and objectives of the Council’s Adopted Development Plan.
2 NOTE: The following development plan policies were relevant to this decision:- Local Development Framework Policy CS25, DP2, DP3 and DP9.
3 APPEAL CON 1: The development hereby permitted shall begin not later than three years from the date of this decision.
4 APPEAL CON 2: Other than as required by condition 3, the development hereby permitted shall be carried out in accordance with the plans, numbered 1-3, submitted with the planning application and appeal.
5 APPEAL CON 3: The shop frontage window/door frames of the development hereby permitted shall be timber.
