# Condition Details
(1) The development shall not be begun later than the expiration of THREE YEARS from the date of this permission. REASON: Required to be imposed pursuant to Section 91 of the Town and Country Planning Act 1990.
Informative Note: The applicant is reminded that they are required to register the cooling tower(1) with the Local Authority under the Cooling and Evaporative Condensers Regulations 1992.
(2) The development hereby permitted shall be carried out in accordance with the following approved plans: '550397/D/102 Revision P05' received on 22nd February, 2010. REASON: For the avoidance of doubt.
Informative Note: The application site is on/close to land that has been identified as having a history of potential contamination. It is not considered that the development proposed will give rise to 'significant risk' to health or pollution of controlled waters. It is recommended, however, that the attention of the applicant be drawn to the risk of contaminants in, on or under the site.
Informative Note: The applicant is reminded that it is the responsibility of anybody carrying out building work to ensure mud, debris or deleterious material is not deposited from the site onto the public highway and, if it is, it shall be cleared by that person.
REASON FOR DECISION: The site is within an area identified for industrial/warehousing purposes. The design and siting of the development takes account of the principles set out in the Council’s supplementary planning guidance. The proposal therefore accords with the Council’s adopted Development Plan.
NOTE: The following development plan policies were relevant to this decision:- Local Development Framework Policy CS10, CS11, CS20, DP2, DP3, DP6 and DP7.
