# Condition Details
1 (1) The development shall not be begun later than the expiration of THREE YEARS from the date of this permission. REASON: Required to be imposed pursuant to Section 91 of the Town and Country Planning Act 1990.
2 (2) The development hereby permitted shall be carried out in accordance with the following approved plans: Drawing No. 01 Revision C Received by the Local Planning Authority on 07/01/10 Drawing No. 02 Revision C Received by the Local Planning Authority on 07/01/10 Drawing No. 03 Revision C Received by the Local Planning Authority on 07/01/10 REASON: For the avoidance of doubt.
3 (3) The proposed dwellings shall not be occupied until the car parking spaces have been completed in accordance with the approved plans and brought into use. REASON: In the interests of highway safety.
4 INFORMATIVE NOTE: At no point should the adopted highway be blocked up with out the prior consent of the Councils Highways Maintenance section.
5 INFORMATIVE NOTE: The applicant is reminded that it is the responsibility of anybody carrying out building work to ensure mud, debris or deleterious material is not deposited from the site onto the public highway and, if it is, it shall be cleared by that person.
6 INFORMATIVE NOTE: The applicant should be aware that a public sewer is located underneath the building which is proposed to be demolished. Precautions should be made to protect the asset.
7 REASON FOR DECISION: The proposed change of use is considered to be acceptable in this location by virtue of the fact that it would not have an adverse affect on the character or amenity of the area. The proposal does not raise any issues in respect of highway safety or crime prevention. The proposal therefore accords with the Council’s adopted Development Plan.
8 NOTE: The following development plan policies were relevant to this decision:- Local Development Framework Policy CS1, CS2, CS3, CS20, DP2 and DP3.
