| 3 | (3) Prior to the commencement of development, details shall be submitted to and agreed in writing by the Local Planning Authority, of proposals to provide contractors car parking and material storage within the site. | 4 | (4) Prior to the commencement of development a scheme for preventing the deposition of mud/debris on the highway shall be submitted to and approved in writing by the Local Planning Authority. The approved scheme shall be implemented in its entirety and adhered to for the lifetime of the construction period. REASON: In the interests of highway safety. |
| 5 | (5) Prior to the commencement of development a traffic management plan for the construction phase of the works shall be submitted to and agreed in writing with the Local Planning Authority. The scheme hereby approved shall then be implemented in accordance with the details provided within the traffic management plan unless first agreed in writing with the Local Planning Authority. REASON: In the interest of highways safety. |
| 6 | (6) The finished floor levels of the dwellings hereby approved shall be set no lower than 7.35m above Ordnance Datum (AOD) REASON: To reduce the risk of flooding to the proposed development and future residents. |
| 7 | (7) The flood proofing measures set out in the revised Flood Risk Assessment and the raised platform shown on Drawing No 05 (Jan 2010) shall be installed prior to development being brought into use. REASON: To reduce the impact of flooding on the proposed development and future occupants. |
| 8 | REASON FOR DECISION: The site is within the limits to development as set out in the Councils Development Plan. The layout and design are acceptable and accords with the supplementary planning guidance. The development respects the amenity and character of the area. The application does not raise any issues in respect of crime prevention or highway safety. The proposal therefore accords with the Councils adopted Development Plan. |
