| 11 | REASON FOR DECISION: The proposed development in close proximity to a listed church and boundary walls and gates within Saltburn Conservation Area due to its size, design and location would not create conditions prejudicial to their setting, the character and appearance of the wider Conservation Area, residential amenity, highway safety or crime prevention. The proposal therefore accords with the aims of both national and local planning policy as expressed in Planning Policy Guidance 15 and Policies CS6, CS20, CS25, DP2, DP3, DP9 and DP10 of the Redcar and Cleveland Local Development Framework. |
| 12 | Informatives: 1. Note that this approval relates to land shown within the ‘red line’ plan Drawing 0833/L300B received on 27 November 2009. 2. This approval does not grant consent to any works to the trees outside the application site. |
