# Condition Details
1 (1) The proposed beer garden and conservatory, by virtue of the location and relationship to the residential properties on Ronaldshay Terrace, is likely to prove detrimental to neighbour amenity by virtue of increased noise and associated activity. The proposal is therefore contrary to policies DP2 and DP3 of the Local Development Framework (2007).
2 (2) The application provides insufficient parking spaces for the increased floor space and the staff parking proposed to the rear of the size is of insufficient dimensions to make the spaces workable. As a result the proposal is considered likely to prove detrimental to highway safety and therefore the application is contrary to policies DP2 and DP3 of the Local Development Framework (2007).
3 (3) The location of the proposed garage is considered likely to cause significant harm to the character and appearance of the street scene due to the location of the garage forward of the building line along Zetland Road. The proposal is therefore contrary to Policies CS20, DP2 and DP3 of the Local Development Framework (2007).
