# Condition Details
1 REASON 1: The proposed stables would represent an undesirable development in the countryside that would have no relationship to any existing buildings or rural uses, and, together with required access works to the site, would harm the open character and appearance of this rural area. The proposal would therefore be contrary to policies CD2, DP2, DP3 and DP18 of the adopted development plan.
2 REASON 2: The proposal would generate a demand for highways works to the A171 and within the application site to allow sufficient access and manoeuvrability, that are currently omitted from the proposals, the absence of which would have a detrimental impact upon highways safety and the free-flow of traffic, contrary to policy DP3 of the adopted development plan.
3 NOTE: The following development plan policies were relevant to this decision:- Local Development Framework Policy CS1, CS2, CS12, CS20, CS22, CS23, CS25, DP2, DP3 and DP18.
