| 3 | (3) The working hours for all demolition activities on this site are limited to between 08:00 and 18:00 Mondays to Friday and 08:00 to 13:00 Saturdays and not at all on a Sunday or Bank Holidays. REASON: In the interest of neighbour amenity. |
| 4 | (4) No burning of any materials shall take place at the site during demolition. REASON: In the interests of neighbour amenity. |
| 5 | (5) Demolition work shall not begin until a scheme for protecting the neighbouring properties from noise, vibration and airborne particulates from the site during these works has been submitted and approved in writing by the Local Planning Authority. All measures which form part of the scheme shall be strictly adhered to throughout the period of demolition. REASON: In the interests of neighbour amenity. |
| 6 | (6) Prior to the commencement of demolition, a scheme for preventing the deposition of mud/debris on the highway shall be submitted to and approved in writing by the Local Planning Authority. The approved scheme shall be implemented in its entirety and adhered to for the lifetime of the construction period. REASON: In the interests of highway safety. |
| 7 | Informative Note: The application site is on/close to land that has been identified as having a history of potential contamination. It is not considered that the development proposed will give rise to 'significant risk' to health or pollution of controlled waters. It is recommended, however, that the attention of the applicant be drawn to the risk of contaminants in, on or under the site. |
| 8 | Informative Note: At no point should the adopted highway be blocked up with out the prior consent of the Councils Highways Maintenance section. |
| 9 | Informative Note: Before any works in connection with the development are started, a joint condition survey with the applicant, their contractor and the Highway authority should be undertaken of the back streets to Marine Parade, and Coral and Garnet Streets. |
| 10 | REASON FOR DECISION: The proposed demotion will not significantly affect the character and appearance of the Conservation Area. The proposal complies with Policies CS25 and DP9 of the Council’s adopted Development Plan and Supplementary Planning Guidance. |
