# Condition Details
1 (1) The development shall not be begun later than the expiration of THREE YEARS from the date of this permission. REASON: Required to be imposed pursuant to Section 91 of the Town and Country Planning Act 1990.
2 INFORMATIVE NOTE: The applicant should note that there is a possibility that made ground below a depth of 1500mm may show signs of contamination. The indicated foundation depth of 700mm should therefore be kept to, otherwise, excavations below this level may require a formal land contamination assessment to be carried out before the works can commence any further. You should contact Tracy Hilton on 01287 612420 should you require any further advice on this matter.
3 (2) The external elevations of the extension(s) hereby approved shall be built in materials to match in type, style and colour the external elevations of the existing dwelling/building. REASON: To ensure a satisfactory form of development.
4 (3) All permanent lighting provided at the site shall be directed so as not to shine directly towards any dwelling or the public highway. REASON: In the interests of amenity and highways safety.
5 (4) No foundations shall be made deeper than 1000mm below existing ground level, without the written consent of the Local Planning Authority. REASON: In order to ensure to ensure potential made ground under the site is not disturbed, in the interests of public amenity.
6 REASON FOR DECISION: It is considered that the proposed development will not cause significant harm to the amenities of local residents or adversely affect the character and appearance of the area. The application does not raise any issues in respect of crime prevention or highway safety. The proposal accords with the Council's adopted Development Plan and Supplementary Planning Guidance.
7 NOTE: The following development plan policies were relevant to this decision:- Local Development Framework Policy CS1, CS2, CS5, CS20, DP2 and DP3.
