Conditions table
# Condition Details
1 (1) The development shall not be begun later than the expiration of THREE YEARS from the date of this permission. REASON: Required to be imposed pursuant to Section 91 of the Town and Country Planning Act 1990.
2 (2) The stable block shall be the only stable block used in association with the use of The Bungalow as a residential dwelling and shall not be used for commercial purposes. REASON: In the interests of the appearance of the area and highway safety.
3 (3) Prior to the commencement of the development full details of the external materials, hard surfacing and means of enclosure shall be submitted to the Local Planning Authority for approval in writing. The approved details shall be implemented in their entirety and thereafter maintained. REASON: In the interests of visual amenity.
4 REASON FOR DECISION: The proposed stable block is considered to be a form of development that is not unfamiliar in this rural area and due to its size, design and juxtaposition with Tofts Bungalow would not create conditions prejudicial to the character or appearance of the area, the setting of the listed buildings at Tofts Farm, highway safety or residential amenity. The proposal would not raise issues regarding crime and disorder. The proposal accords with the aims of Policies CS6, CS25, DP1, DP2, DP3 and DP10 of the Redcar and Cleveland Local Development Framework.
5 NOTE: The following development plan policies were relevant to this decision:- Local Development Framework Policy CS6, CS20, CS25, DP1, DP2, DP3 and DP10 and Supplementary Planning Guidance Appendix 10 of the Redcar and Cleveland Local Plan.
