| 6 | NOTE: The following development plan policies were relevant to this decision:- Local Development Framework Policy CS20, DP2 and DP3 and DP6. |
| 7 | REASON FOR DECISION: It is considered that the proposed development will not cause significant harm to the amenities of local residents or adversely affect the character and appearance of the area. The application does not raise any issues in respect of crime prevention or highway safety. The proposal accords with the Council's adopted Development Plan and Supplementary Planning Guidance. |
| 8 | (6) No cooking of products shall take place in the workshop as defined by this application unless the prior written consent of the Local Planning Authority as been obtained. REASON: To safeguard the amenities of residential properties. |
| 9 | (7) Rubber footings shall be applied to any equipment or work surface that has contact with the floor to minimise the transferral of noise and vibration to neighbouring properties. REASON: In the interests of amenities of neighbouring properties. |
| 10 | INFORMATIVE NOTE: Notwithstanding any approved details made under planning provisions, should any noise, odour or other nuisance occur then action may be taken under statutory nuisance provisions. |
