# Condition Details
1 (1) The site is in a ‘regeneration area’ and the proposed external alterations by virtue of the design would have a detrimental impact upon the long term appearance of the building, the wider area and be likely to prejudice the regeneration aims for this area. It is considered therefore that the proposal is contrary to the aims of Policies CS20, DP2, DP3 and Draft Policy CM2 of the Redcar and Cleveland Local Development Framework.
2 (2) The proposed development would by reason of the activity likely to be associated with the use, particularly during the evening, create conditions prejudicial to the living conditions of nearby residential occupiers (including any first floor occupants) and is thereby contrary to the aims of Policy DP2 of the Redcar and Cleveland Local Development Framework.
3 (3) The use of the proposed garage due to the width of the proposed opening at approximately 2.4 metres in width would be likely to impede visibility to the detriment of pedestrian safety. The proposal is therefore contrary to the aims of Policies DP2 and DP3 of the Redcar and Cleveland Local Development Framework.
4 (4) The submitted documentation does not demonstrate that the extraction flue can be accommodated at this site without detriment to the living conditions of any occupiers of the first floor accommodation. The proposal is therefore contrary to the aims of Policies DP2 and DP3 of the Redcar and Cleveland Local Development Framework.
5 (5) The submitted plans do not demonstrate that all the roller shutter boxes where they overhang the public highway will be installed at or above 2.44 metres in height and would therefore be likely to prejudice pedestrian safety. The proposal is therefore contrary to the aims of Policies DP2 and DP3 of the Redcar and Cleveland Local Development Framework.
