| 2 | (2) No combustible fuels other than clean wood or other smokeless fuels shall be used as fuel within the wood burning boiler. REASON: In the interests of amenity and pollution control, and to prevent the burning of inappropriate fuels within this urban location. |
| 3 | (3) The wood burning boiler shall not be used until details of an adequate and improved flue/vent stack shall have been submitted to and approved by the Local Planning Authority, and then installed at the site. REASON: In order to ensure that the flue stack is high enough and of an appropriate design to ensure that all fumes are adequately dispersed from the site, in the interests of amenity. |
| 4 | (4) Any noise emitted from the new unit shall not contribute more than 3 dB(A) to existing background noise levels , when measured at a distance of 1 metre from the façade of any adjacent dwelling, and when calculated as an Leq(A) of 10 minutes. REASON: In order to avoid any adverse impacts resulting in noise nuisance, in the interests of amenity. |
| 5 | (5) No pallets or other raw or processed materials shall be stored on the front and side forecourt areas of the unit, unless otherwise agreed in writing with the Local Planning Authority. REASON: In the interests of amenity. |
| 6 | REASON FOR DECISION: The site is within an area identified for industrial/warehousing purposes. The design and siting of the development takes account of the principles set out in the Council’s supplementary planning guidance. The proposal therefore accords with the Council’s adopted Development Plan. |
