# Condition Details
1 (1) The development shall not be begun later than the expiration of THREE YEARS from the date of this permission. REASON: Required to be imposed pursuant to section 18 of the Planning (Listed Buildings and Conservation Areas) Act 1990.
2 (2) Demolition shall not take place until a contract for the carrying out of works of redevelopment has been made and planning permission for those works has been granted. REASON: In the interests of the appearance of the Conservation Area.
3 NOTE: The following development plan policies were relevant to this decision:- Local Development Framework Policy CS25 and DP9.
4 REASON FOR DECISION: The application proposes the demolition of a rear offshoot with external staircases that do not make a positive contribution to the character or appearance of the Conservation Area. An acceptable redevelopment is proposed comprising a three storey rear extension incorporating an enclosed staircase. The proposal would therefore preserve the character and appearance of the Conservation Area meeting the spirit of both National Planning Policy as expressed in PPG15 Planning and the Historic Environment and Planning Policies CS25 and DP9 of the Redcar and Cleveland Local Development Framework.
