1 (1) It is considered that the erection of a dwelling in this location would cause significant harm to the character and appearance of West Lodge, Eston Cemetery and the street scene as a whole and as such would be contrary to the aims and objectives of Policies DP2 and DP3 of the Council's adopted Development Plan.
2 (2) It is considered that the proposed development would result in an intensification of residential use which would prove harmful to the character and atmosphere of Eston Cemetery and as such would be contrary to the aims and objectives of Policies DP2 and DP3 of the Council's adopted Development Plan.
3 NOTE: The following development plan policies were relevant to this decision:- Local Development Framework Policy CS20, DP2, DP3, CS3, CS13, DP1, CS1, CS2 and Supplementary Planning Guidance Appendix 9 of the Redcar and Cleveland Local Plan.
