| 1 | (1) No development shall take place until the applicant, or their agents or successors in title, has secured the implementation of a programme of building recording and analysis in accordance with a written scheme of investigation submitted by the applicant and approved in writing by the Local Planning Authority. The final report shall be deposited with the Local Planning Authority. REASON: As the building is of archaeological significance the specified record is required to mitigate impact. |
| 2 | INFORMATIVE: The listed building to the west of the application site is in a state of disrepair and the applicant is advised to take urgent steps to halt the decline and bring the building back into use. To this end you should contact Amy Pearce, Planning Officer (2) on Tel: 01642 612598. There may be funding available to assist you and you may wish to contact Clare Stanton, Business Investment Advisor on Tel: 01642 444225. Monies may also be available from the Business Link Rural Development Fund and you may contact Business Link on Tel: 08456009006. |
| 3 | REASON FOR DECISION: The listed building is set within a group of agricultural buildings of varying ages and a large ‘Countryside Store’ lies to its north. Due to the design and location of the development it is considered it would enhance the appearance of this part of the farmstead and as corollary to this, the wider area. No harm to the setting of the listed building is envisaged. It is therefore considered that the proposal conforms to the aims of both national and local policy, particularly PPG15 and CS25 and DP10 of the Redcar and Cleveland Local Development Framework. |
| 4 | NOTE: The following development plan policies were relevant to this decision:- Local Development Framework Policy CS1, CS2, CS6, and DP10. |
