| 5 | REASON FOR DECISION: The proposed change of use is considered to be acceptable within this existing commercial centre. It would not have an adverse impact on the character and amenity of the area. The proposal is not considered to have an adverse affect on the amenity of local residents. The application does not raise any issues in respect of crime prevention or adversely affect highway safety. The proposal accords with the Council’s adopted Development Plan. |
| 6 | (4) Notwithstanding the details submitted the flue hereby approved shall be fitted with activated carbon filters in accordance with a scheme to be agreed in writing with the Local Planning Authority. REASON: In the interest of residential amenity. |
| 7 | (5) Unless first agreed in writing with the Local Planning Authority the front section of the premises shall only be used as a delicatessen, with any hot food sales being ancillary to this main use. REASON: To allow the Local Planning Authority control over the use of premises. |
