| 2 | (2) Details (including samples) of the materials to be used on the external elevations of the development, including details of the proposed roof material, window and door design and the proposed bricks and/or render to be used, shall be submitted to and agreed in writing by the Local Planning Authority prior to the development being commenced. The development hereby approved shall then be built in accordance with the details approved. REASON: To ensure that the discharge of surface water from the site does not increase the risk of flooding in the area. |
| 4 | (4) Prior to commencement of development on the site a driveway crossing is to be installed in the footway in front of the plot to allow for suitable access. Details of the proposed footway should be submitted to and agreed in writing prior to development commencing on site. | 6 | INFORMATIVE: - It is the responsibility of anyone carrying out the works to ensure that mud or debris is not deposited onto the highway and, if it is, it shall be cleared by that person. - In order for the Council to adopt the footway in front of the proposed dwelling it needs to be dedicated to the Highway Authority by the landowner via section 72 of the Highways Act (1980). The applicant should contact Darren Edmonds on 01287 612537 to make the necessary arrangements. - The applicant should contact the Naming and Numbering Officer, Sandra Beaty on 01287 612538, to make arrangements for the correct postal address for the dwelling prior to completion of the development. |
| 7 | NOTE: The following development plan policies were relevant to this decision:- Local Development Framework Policy CS1, CS20, DP1, DP2, DP3 and Supplementary Planning Guidance Appendix 9 of the Redcar and Cleveland Local Plan. |
| 8 | REASON FOR DECISION: The principle of residential development on this site has been established by virtue of the outline permission granted in 2007. The design and siting of the proposed dwelling is considered to be acceptable and will not have an adverse effect on the amenities of nearby residents. The proposed access arrangements are acceptable. The proposal therefore accords with the Council's adopted Development Plan. |
