| 1 | (1) The development shall not be begun later than the expiration of THREE YEARS from the date of this permission. REASON: Required to be imposed pursuant to Section 91 of the Town and Country Planning Act 1990. |
| 2 | (2) The proposed palisade fencing shall be painted in a colour to be agreed in writing with the Local Planning Authority prior to the installation of the fence. The fence shall remain as the colour agreed unless first agreed in writing with the Local Planning Authority. REASON: To ensure a satisfactory form of development. |
| 3 | (3) Prior to the proposed building being brought into use the parking spaces must be constructed and brought into use. REASON: In the interest of highways safety. |
| 4 | INFORMATIVE NOTES: Before any works in connection with the development are started, a joint condition survey with the applicant, their contractor and the Highway Authority should be undertaken of Queens Street and its associated footways. The applicant is to contact the Council’s Naming & Numbering Officer, Sandra Beaty on 01287 612538, to make arrangements for the correct postal address for the development prior to commencement of any works. At no point during the works is the adopted highway adjacent to the site to be blocked or obstructed without prior agreement of the highway authority. The applicant is reminded that it is the responsibility of anybody carrying out building work to ensure mud, debris or deleterious material is not deposited from the site onto the public highway and, if it is, it shall be cleared by that person. |
| 5 | REASON FOR DECISION: It is considered that the proposed development will not cause significant harm to the amenities of local residents or adversely affect the character and appearance of the area. The application does not raise any issues in respect of crime prevention or highway safety. The proposal accords with the Council's adopted Development Plan and Supplementary Planning Guidance. |
