# Condition Details
1 1. It is considered that any residential redevelopment scheme would be unable to achieve minimum privacy and separation distances as articulated in Appendix 9 of the adopted Local Plan therefore the proposal would be detrimental to the amenity the occupiers of both the existing and proposed dwellings would reasonably expect to enjoy. The proposal is therefore contrary to Policies DP2 and DP3 of the Local Development Framework 2007.
2 2. The proposed redevelopment would, due to the layout and location, adversely affect the character and appearance of the area. The proposal is therefore contrary to Policies CS20, DP2 and DP3 of the Local Development Framework 2007.
3 NOTE: The following Development Plan Policies were relevant to this decision: Local Development Framework Policies DP1, DP2, DP3, CS1, CS2, CS5, CS15, CS17, CS18, CS19, CS20, CS26 and Supplementary Planning Guidance Appendix 9 of the Redcar and Cleveland Local Plan 1999.
