| 1 | (1) The proposed development would be poorly related to the existing residential environment to the detriment of the appearance of the area. Due to the proposed location of development inadequate separation distances will be provided resulting in a scheme which will prove detrimental to the residential amenity the existing occupants may reasonably expect to enjoy. The proposal is therefore contrary to policies CS20, DP2 and DP3 of the Local Development Framework 2007 and appendix 9 of the Local Plan 1999. |
| 2 | (2) The proposed development would result in the loss of a garage and area of hardstanding and would result in additional traffic travelling to the site which would be likely to create conditions detrimental to highway safety. The proposal is therefore contrary to the aims of Policy DP3 of the Redcar and Cleveland Local Development Framework 2007. |
