| 3 | NOTE: The following development plan policies were relevant to this decision:- Local Development Framework Policy CS2, CS13, CS20, DP1, DP2 and DP3 and Supplementary Planning Guidance Appendix 9 and 12 of the Redcar and Cleveland Local Plan. |
| 4 | The roof space in the development shall not be utilised as living accommodation without the written permission of the local planning authority. |

| 6 | Prior to occupation of any of the flats, car parking and the internal access road shall be laid out in accordance with a revised scheme which shall have been submitted to and approved in writing by the local planning authority. The scheme shall include details of surfacing materials and drainage. |
| 7 | Prior to occupation of any of the flats, the roadway and footway at the front shall be made up to adoption standard in accordance with a scheme which shall have been submitted to and approved in writing by the local planning authority. |
| 8 | Prior to occupation of any of the flats, secure cycle storage for a minimum of four cycles shall be provided in accordance with a scheme which shall have been submitted to and approved in writing by the local planning authority. |
| 9 | The development hereby permitted shall be landscaped and planted in accordance with a fully detailed scheme which shall be submitted to and approved in writing by the local planning authority. The works shall be carried out prior to the occupation of any part of the development or in accordance with the programme agreed with the local planning authority. |
| 10 | All planting, seeding or turfing comprised in the approved details of landscaping shall be carried out in the first planting and seeding seasons following the occupation of the buildings or the completion of the development, whichever is the sooner; and any trees or plants which within a period of 5 years from the completion of the development die, are removed or become seriously damaged or diseased shall be replaced in the next planting season with others of similar size and species, unless the local planning authority gives written approval to any variation. |
| 11 | Construction works shall not take place outside 0800 hours to 1900 hours Mondays to Fridays and 0800 hours to 1300 hours on Saturdays and at no time on Sundays or Bank Holidays. |
| 12 | Prior to re-commencement of construction, a contractors’ car park and an equipment/plant/machinery compound shall be provided within the site boundary in accordance with a scheme which shall have been submitted to and approved in writing by the local planning authority. These facilities shall be retained for the duration of the works. |
| 13 | Prior to re-commencement of construction, a scheme to prevent mud and debris being deposited on the highway shall be implemented in accordance with details which shall have been submitted to and approved in writing by the local planning authority. These facilities shall be retained for the duration of the works. |
