# Condition Details
1 (1) The development shall not be begun later than the expiration of THREE YEARS from the date of this permission. REASON: Required to be imposed pursuant to Section 91 of the Town and Country Planning Act 1990.
2 (2) The proposed car parking area shall be provided with a sealed surface and naintained as such to the satisfaction of the Local Planning Authority. REASON: In order to ensure a satisfactory appearance.
3 (3) Prior to commencement of the development details of materials to be used on the external facades of the building (including the external materials, colour and finish of the roof) shall be submitted to and approved by the Local Planning Authority, and the development shall be carried out in accordance with the approved details. REASON: In order to ensure a satisfactory appearance on completion and to safeguard residential amenity.
4 REASON FOR DECISION: The proposed development is considered to be appropriate within this location. It would not have an adverse effect on the character or amenity of the surrounding area. The application does not raise any issue in respect of crime prevention, residential amenity or highways and access. The proposal therefore accords with the Councils adopted Development Plan.
5 NOTE: The following development plan policies were relevant to this decision:- Local Development Framework Policy CS9, DP2 and DP3.
