3 REASON FOR DECISION: The proposed development due to its size, design and location would not create conditions prejudicial to the character and appearance of the area, highway safety or crime prevention and as such accords with the aims of Policies CS20, DP2, DP3 and DP12 of the Redcar and Cleveland Local Development Framework 2007.
